Office space with storage and garage space within Shopping Centre Kapija Bora, is located at the very entrance to the town centre, next to Sport and Recreation Centre Mladost at the corner of Zeleni Boulevard and Nade Dimic Street, across the street from Hotel Albo.

This building which has been designed, constructed and invested in by Energoprojekt Visokogradnja a.d. from Belgrade, represents the only building in Bor built as a modern shopping centre. It consists of 4 sections with a total area of 6.872 m2, and number of floors: semi-basement, ground floor and first floor.

Energoprojekt Visokogradnja a.d. is the owner of two sections (L2 and L4), as well as of semi-basement area of section 3, with total approximate net floor area of 4.643 m2. Net floor area of section L2 is: 2.185 m2, of section L4: 1.922 m2 and of semi-basement of section L3: 536 m2 and this area is connected to the semi-basement areas of sections 2 and 4.

Ground floor and first floor are intended for office/retail space, whereas semi-basement is intended for storage and garage space. Floors are vertically connected by freight lift and vehicle access is provided from the street to the underground, semi-basement floor with storage and garage spaces. Approximate floor area of each of the building section ranges from 650 to 820 m2. Shopping Centre Complex also includes parking lot and landscaped open space with green areas.

The building is for sale in “as is” condition.

The completion rate of the building is 53 % and construction was suspended in 2000. The building is covered with roof and heavy structural works are completed. Services have not been executed yet, whereas facade joinery and hardware is installed. Facade wall is a sandwich wall with waterproofing and thermal insulation. Facade is a combination of white and red silicate brick.

The building has been registered in Land Registry. The two sections that are for sale constitute a private property of Energoprojekt Visokogradnja a.d. Beograd, whereas the remaining two sections (L1 i L3) have been purchased by Bor Municipality and RTB Bor and are registered as such in Title Deed. Energoprojekt Visokogradnja a.d. has the right of use of the belonging land.
